font-size: small;">Typically, an umbrella policy is pure liability coverage over and above the coverage afforded by the regular policy, and is sold in increments of one million dollars.

The term "umbrella" is used because it covers liability claims from all policies underneath it, such as autos and homeowners policies. For example, if you have an auto insurance policy with liability limits of $500,000 and a Homeowners policy with a limit of $300,000, then with a million dollar umbrella, your limits become in effect, $1,500,000 on the auto policy and $1,300,000 on a homeowners liability claim.

Umbrella insurance provides broad insurance beyond traditional home and auto. It provides additional liability coverage above the limits of your homeowner's, auto, and boat insurance policies. It can also provide coverage for claims that may be excluded by the primary policies often including, but not limited to:

False arrest

Libel

Slander

Invasion of Privacy

Ronald Dwyer is an independent insurance agent licensed in Michigan for Home - Auto – Business Insurance. Can I sue? Can I refuse medical care and still get benefits?

From time to time I am asked questions from the general public. Here are a couple of questions and answers:

Q: I live in Michigan and was involved in an accident 5 days ago. My mini-van was totaled. I was rear ended on the highway. It was late night, around 3am and raining. The other driver's car was totaled as well. He admitted to the police that he just didn't see me. My question is can I still sue the other drivers insurance even though I had no insurance at the time of the accident. I am on disability right now and have no money to buy a new car. I need transportation to get my children to and from school and my doctor's visits

~ Yolonda

A: Unfortunately, if you are driving your own uninsured vehicle in Michigan, you are barred from making a claim for damages against another driver, even if the other driver was 100% at fault for the crash.

---------------------------------------------------------------------------------------------------------------------------

Q: If I refuse surgery, does my auto insurance still have to pay wages as long as I'm disabled?

I was injured in an auto accident in Nov. 2010, and have a ligament tear in my left wrist as a result. I have seen three different doctors now, with the second one performing an unsuccessful surgery. The third doctor recommends another surgery, but I have surgical anxiety and would not like to go through ANOTHER surgery on the wrist. My insurance company has been paying my wages since the accident, covering the period of time which I was and still am injured. My question is, if I refuse surgery, is my auto insurance still responsible for paying my wages as long as my doctor declares me disabled? This is taking place in Michigan. Anyone who has had experience with this type of situation before? Okay, firstly, I'm not trying to collect payments for the rest of my life. Secondly, I shouldn't say the doctor recommended surgery...he said it was an option. In Michigan, there is a three year cap on wage payments. I can't believe that the insurance company would be able to force me to undergo surgery in order to pay me. I was terrified of surgery the first time, but thought it would get the job done. Since it didn't, I am skeptical of another surgery. This was not Worker's comp. It was an auto accident in which the other driver was 100% at fault. Does that change any opinions? Thanks in advance.

~Ryan

A: No. If you don't follow recommended treatment they'll stop payments. Otherwise, they'd be paying you to not work the rest of your life.

________________________________________________________________________________

Q: Is it legal for them to sue us? About a little over a year ago, my husband and I were involved in a four car accident. What happened was we were driving around a little bend on our highway in Michigan and right when we got around the bend we noticed cars sitting in a standstill but when my husband put on the brakes we hit a sheet of black ice on the road and slid from one car to another, bashing three separate vehicles then sliding to the side of the road. Luckily enough no one was injured except the vehicles. There had already been an accident before us, then we got in an accident and another accident occurred just past us. So it was a snowball effect. Anyway because there were so many accidents it took the officer nearly an hour just to talk to us. My husband told him our side of the story in which case the officer started to argue saying why was he going so fast for the road conditions. Actually he had been going a decent speed because of the conditions outside so he was watching his speed carefully and we were going about the same speed as everyone else, extremely slow but that patch of black ice really took us for a ride. Long story short the officer, which was a state officer didn't end up giving anyone a ticket that day. He asked us if we could still drive our car and about an hour and a half after the accident occurred we were heading home. Well we felt good that we at least hadn't received a ticket even though the drivers side door was all smashed up and looked crappy and the windows wouldn't open or close but we could still drive. Well, not long ago we received a summons outside our house saying we are being sued by all three parties, all from State Farm. It seemed kinda fishy to us all of them being from the exact same insurance company and all suing us at the same time. Kinda odd. We haven't said anything except we did call the number and they was us to pay $7000 for the damages to the three cars. It gets weirder, we have State Farm too now and so we are being sued by our own insurance company. They said we can pay $3500 now and $3500 next month but we're not sure this is legal. No one was issued a ticket or an accident number or anything and they got the dates all wrong and everything. Do they have a case on us? Can they sue us when we didn't even get a ticket? How would they have known all our information? We're really unsure what to do and would love some legal advice.

Thanks so much!

~Angelica

A: First of all I am not an attorney so I can not give legal advice. I can only provide you with the information in your policy. The rule insurance companies follow is that you must be in control of your vehicle at all times. If you slide on black ice, you lost control. It wasn't the other vehicles fault as they were stationary. Your insurance company will be able to provide you with defense that is separate from the bodily injury limits you have on your policy. Hopefully this is only a nuisance suit where the payout will be under your aggregate limit for all injured. I always recommend carrying no less that $500,000 per person and $500,000 aggregate for all injured persons A ticket doesn't have to be issued for you to be labeled at-fault by the insurance company. The fact that you hit stationary vehicles would label you at-fault.

Ronald Dwyer is an independent insurance agent licensed in Michigan for Home - Auto – Business Insurance. For Fires

The Christmas Season typically brings joy to many but for some it brings nightmares. The Christmas season is usually a busy season for residential fires. The reason for the upswing in fires is due to additional cooking, candles and decorations.

One of the biggest culprits for residential fires is unattended Christmas trees, especially live trees. If a live tree is not properly watered one little electrical spark could ignite a blaze that will ruin your Christmas for sure.

Believe it or not some people still use real candles on their trees as lit decorations. Please, please, please end this practice immediately if you are one of those people that do this.

Below is a fire reenactment of a real Christmas tree that caught fire. Notice the tree on the right burns slower. This tree was properly watered and not allowed to dry out.

Facts and figures Between 2005-2009:

U.S. fire departments responded to an average of 240 home fires that started with Christmas trees per year.

These fires caused an average of 13 deaths, 27 injuries, and $16.7 million in direct property damage annually.Christmas tree fires are not common, but when they occur, they are likely to be serious.

On average, one of every 18 reported fires that began with a Christmas tree resulted in death.A heat source too close to the Christmas tree started one of every five (20%) of these fires.

Eighteen percent of home Christmas tree structure fires were intentionally set. Half of the intentional Christmas tree fires occurred in January and may have been related to disposal.

Christmas tree safety tips

from the National Fire Protection Agency
Each year, fire departments respond to many structure fires caused by Christmas trees. Carefully decorating Christmas trees can help make your holidays safer.

Picking the tree

If you have an artificial tree, be sure it is labeled, certified, or identified by the manufacturer as fire retardant.

Choose a tree with fresh, green needles that do not fall off when touched.

Placing the tree

Before placing the tree in the stand, cut 1–2” from the base of the trunk.

Make sure the tree is at least three feet away from any heat source, like fireplaces, radiators, candles, heat vents or lights.

Make sure the tree is not blocking an exit.

Add water to the tree stand. Be sure to add water daily.

Lighting the tree

Use lights that have the label of an independent testing laboratory. Some lights are only for indoor or outdoor use, but not both.

Replace any string of lights with worn or broken cords or loose bulb connections. Connect no more than three strands of mini string sets and a maximum of 50 bulbs for screw-in bulbs. Read manufacturer’s instructions for number of LED strands to connect.

Never use lit candles to decorate the tree.

Always turn off Christmas tree lights before leaving home or going to bed.

After Christmas

Get rid of the tree when it begins dropping needles. Dried-out trees are a fire danger and should not be left in the home or garage, or placed outside against the home. Check with your local community to find a recycling program. Bring outdoor electrical lights inside after the holidays to prevent hazards and make them last longer.

Ronald Dwyer is an independent insurance agent licensed in Michigan for Home - Auto – Business Insurance. In Michigan, the most likely disasters to strike your home are tornados, floods, and wind. If your property is damaged or destroyed, you will likely have many questions and be faced with many decisions. Concerns about temporary shelter, emergency repairs, and the costs of restoring or rebuilding your home can be overwhelming.

Homeowners or renter’s insurance is your protection against a devastating loss. It is important to have some form of insurance coverage for your property and personal belongings. If you rent, your landlord may insure the building you live in, but the landlord’s insurance doesn’t cover your personal belongings.

Here are some things you can do before a disaster strikes to make claim handling a little easier:

•Inventory your personal property. Record model and serial numbers for more expensive items (i.e. televisions, DVRs, computers, etc.). Keep receipts for these items – they provide information such as: purchase price, purchase date, name of store, etc. You may even consider video recording or taking pictures inside your home. Note: Inventory records should be kept at a location other than your home.

•Make photocopies of your insurance policies and keep the copies in a secure location away from your residence. Keep important papers together so they will be readily available when you need them.

•Have your insurance producer and insurance company’s telephone numbers readily available.

•Be familiar with the coverage of your insurance policy. Make sure you understand the difference between actual cash value (ACV) and replacement cost coverage for your contents. ACV replaces contents at cost minus depreciation. Replacement cost replaces your contents at today’s prices.

•Remember: basic homeowners insurance policies do not cover flood, earthquake or mine subsidence damages. Coverage for these perils can be added to your homeowners insurance policy for additional premium.

Ronald Dwyer is an independent insurance agent licensed in Michigan for Home - Auto – Business Insurance. Having a fun and safe Halloween will make it all worth while!

Kids love Halloween! They get to dress up and get free candy! What a perfect holiday! Give your kids some precious Halloween memories that they'll have for life.

If you take your kids to a sponsored event, like a safe Halloween thrown by your church or community center, make sure to keep an eye on them at al times. Even though it seems less dangerous, you are still in a strange environment full of people that you don't know. All it takes
is a minute with your back turned to find your child gone.

Cell phones are everywhere now! Everyone seems to have one, they can be so affordable. Make sure that your child has a pre-programmed cell phone with him/her if they go out on Halloween night! Make sure that all important numbers are already there and ready for use.

Below are more common sense tips that can help adults keep their kids safe.

As bad as it sounds, this is just a fact of life now. Get on the internet and check your local state website for sex offenders. Almost every state has one, just do a search for your state sex offender site. Look up your zip code and it should have a list of registered offenders in your area that includes street addresses. Make sure that your kids stay away from these houses!

Know the route your kids will be taking if you aren't going with them. Let them know that they are to check in with you every hour, by phone or by stopping back at home. Make sure that they know not to deviate from the planned route so that you always know where they will be.

Trick or treating isn't what it used to be. In most cities it's not safe to let kids walk the streets by themselves. Your best bet is to make sure that an adult is going with them. If you can't take them yourself, see if another parent or two can.

Help your young child pick out or make a costume that will be safe. Make sure that it's fire proof or treated with fire retardant. If they are wearing a mask of any kind, make sure that the eye holes are large enough for good peripheral vision.

Know what other activities a child may be attending, such as parties, school or mall functions. If they are going to be at a friends home, get the phone number and make sure that you've met the parents.

Make sure you set a time that your kids should be home by. Make sure they know how important it is for them to behome on time or to call immediately if something happens and they are going to be delayed.

Kids will be kids. Explain to kids of all ages the difference between tricks and vandalism. Throwing eggs at a housemay seem funny but they need to know the other side of the coin as well, that clean up and damages can ruin Halloween for everyone. If they are caught vandalizing, make them clean up the mess they've made.

Some sick people find Halloween a great night to hurt cats. Explain to your kids that animal cruelty of any kind is not acceptable. Kids may already know this on their own but stress the point that it's not acceptable behavior. Make sure that they know that harming animals is not only morally wrong but punishable by law and will not be tolerated.

Serve your kids a filling meal before trick or treating and they won't be as tempted to eat any candy before they bring it home for you to check. Check your local grocery store or craft store for Halloween cookbooks full of tasty treats on a horror theme for both kids and adults.

Make sure that if your child is carrying a prop, such as a scythe, butcher knife or a pitchfork, that the tips are smooth and flexible enough to not cause injury if fallen on. Make sure that costumes won't get in the way when they are walking, which could cause them to trip.

Teach your kids about not getting into strangers cars or talking to strangers, no matter what the person says to them. Explain to them as simply as you can that some adults are bad and want to hurt children, that they should never go into a house that they don't know, get
into a car or go anywhere with a stranger. Also, tell them what to do should this happen, to scream as loud as they can to draw attention and to run away as fast as they can to someplace safe.

Be sure to show your children know how to cross a street properly. They should always look both ways before crossing the street and should only cross at corners or crosswalks. Even with a rider, which extends protection on specific items, you're covered for only the last appraised value. Now is the time to review your valuable items especially your jewelry items. While you're at it, re-evaluate insurance on other valuables, too -- namely, art, antiques, furs, wines, and collectibles.

Get an appraisal

Ordinarily, having valuables appraised every five years is sufficient. But when their prices are particularly volatile, as with jewelry today, have it done every two years.

Typical appraisals starting costs are about $100 to $200 for jewelry collections (depends on size of collection) and $200 to $600 an hour for art, though a reappraisal can cost 40% less than the original, says Aleya Lehmann Bench of the Appraisers Association of America. A good source to finding appraisers is appraisers-assoc.org.

Know the insurance lingo

You can add protection for individual items via a homeowners insurance rider usually called a floater. The premium depends on risk and location, so storing jewelry at the bank, for instance, can cut premiums by up to 60%. A floater for jewelry ranges from 90 cents to $2 per $100 of coverage; for art, 25 cents to $1; for wine, 33 cents to 55 cents.

Ronald Dwyer is an independent insurance agent licensed in Michigan for Home - Auto – Business Insurance. There is nothing more frustrating on a bitterly cold winter morning than to awaken to frozen, perhaps even burst water pipes.

Here are some tips to ensure that your water pipes don't freeze during the bitter cold of the winter months:

Use space heaters. Place a space heater, set on the lowest heat setting, under your sink, in your basement, or anywhere where there are water pipes in your home. Some space heaters have an emergency temperature setting designed for just this purpose. The heat will not only keep your pipes from freezing, but will also add some extra heat to your rooms such as basements and bathrooms, which are often among the most difficult rooms in the home to keep warm during the winter months.

If the bitterly cold temperatures of the winter months should cause you to lose power in the home, you will need another method for both heating the home and for keeping the water pipes from freezing. One of the best alternatives for keeping the pipes from freezing is to place a jar or plate with a large candle near the pipes to keep them warm and keep the water flowing. If you have any tea candles, arrange several of them on a large plate and place them about six inches under the pipes. The heat from the candles will flow up and keep the pipes from freezing. If you have any long stemmed dinner candles, line them alongside or under the pipes, spread five inches apart, to keep the pipes from freezing.

One of the best tools to use to combat frozen water pipes during the bitter cold temperatures of the winter months is prevention. Well in advance of the winter months, gather as many two or three liter soda bottles as you can. You can either use these for your water needs until the pipes unfreeze, or gently pour the water on the pipes to unfreeze them

If you are using water from a well, wrap the pipes coming from the inside of the well to the well pump and water tank either in old clothing, insulation, or in duct tape a few layers thick. For added protection, place
flashlight at the beginning of the pipe segment coming from the well to the pump.

Use these tips to avoid being without water on a bitterly cold winter night or morning.

Ronald Dwyer is an independent insurance agent licensed in Michigan for Home - Auto – Business Insurance. It is essential people read all cautions and warnings and use common sense. Lighting fireworks indoors, throwing them from automobiles and lighting multiple devices at the same time can lead to accidents and are not how fireworks are intended to be used. Obey all local laws pertaining to the use of fireworks. Here are five things to consider to be safe on the upcoming Fourth of July.

1. Keep all pets indoors while setting off fireworks.
Many animals are scared of the loud noise, which can often send them running away or trying to bite at the sparks.

2. Make sure to stay a safe distance from any live fireworks.
Keep an eye on children and hold their hands for safety. Set fireworks and aim away from people, buildings, cars or nearby objects.

3. Read and follow the instructions on the fireworks’ package.
The warning often gives an expectation for that particular firework.

4. Only light fireworks outdoors.
Keep a water bucket or hose nearby in the event of a fire.

5. Do not check any duds.
After waiting several minutes, spray and soak the fireworks in water and then discard appropriately.

Ronald Dwyer is an independent insurance agent licensed in Michigan for Home - Auto – Business Insurance. As careful as you are with the children in your care, accidents can happen. If a child in your care is injured or there is an allegation of abuse or sexual misconduct, you can be sued. Even if you win the case, litigation could cost you a great deal of money for legal fees. Childcare liability insurance gives you peace of mind.<img style="float:right; margin:0 0 10px 10px;cursor:pointer; cursor:hand;width: 320px; height: 239px;" src="http://3.bp.blogspot.com/_XL8DJwlzdX0/S5am_OZKOLI/AAAAAAAAADQ/RokGOMhh2GQ/s320/1544031_f520.jpg" border="0" alt=""id="BLOGGER_PHOTO_ID_5446724404476786866" />

Doesn't My Homeowner Policy Cover My Day Care Business?

Most homeowner policies exclude coverage of family day care. In fact, some insurance companies will not insure a home at all where a child day care business is run. You can check with your insurance carrier to find out if you are covered. Be aware that if your insurance carrier will not cover a day care home, you may end up having to seek coverage elsewhere. However, it is better to have proper coverage than to avoid the issue.

If you are not covered by your homeowner policy, you can seek separate family day care liability insurance coverage. This would be an insurance policy that is separate from your homeowner policy. There are several companies that offer coverage. Some companies offer coverage to providers across the nation, while others are more localized.

Shopping for Liability Insurance
The rates for liability insurance vary greatly from one area to the next. When shopping for family day care liability insurance, look at the amount of coverage you are purchasing, as well as what is covered by the policy. The basics should be covered: bodily injury, property damage, accidents, medical payments, and personal injury.

Additionally, you should look for coverage that includes a provision for sexual abuse. False accusations or misinterpretation can result in the need for such protection. Such issues as libel, slander and alienation of the affection of a child toward his/her parents should also be covered.

Look for a policy that covers claims on an occurrence basis. This means that claims that occur during the policy period will be covered, regardless of whether they are reported after the policy expires.

What is Not Covered by Liability Insurance?

You must look at your individual policy for the "Exclusions" section to find out exactly what is being excluded from coverage. Most companies will not cover claims resulting from: transporting children in a motor vehicle, swimming pools, certain breeds of dogs, admitted sexual misconduct, willfully hurting a child or failing to follow state licensing regulations.

Ronald Dwyer is an independent insurance agent licensed in Michigan for Home - Auto – Business Insurance. It doesn’t sound like much, after all what kind of damage can a little bit of leaking water cause? Well the answer is quite a lot, and it can be seriously damaging to your home and can be a risk to your health if left unattended. So how do you prevent basement flooding from happening?

A flooded basement can happen in a number of ways, most often it is caused by excessive rain storms that flood the area, a large amount of snow melting too fast for the ground to absorb or a backed up sewer. Ultimately flooding occurs when there is more water than the ground can handle and it seeps in to your basement.

The steps to preventing basement flooding aren’t terribly difficult but they’re something you have to make sure you do often.

First you want to do some outdoor maintenance around your property. Make sure that your gutters are cleaned out and clear so water can flow freely. If they aren’t cleared out on a regular basis the water gets backed up and will pool below the gutters, often near your basement which causes flooding.

Take a walk around your yard and look for any standing bodies of water and if there are you need to either clear them out, or better yet make sure you provide some sort of drain for the area. Any standing water could leak in and cause major basement flooding damage.

Make sure any drainage pipes and downspouts are clear and properly aligned to move water away from the foundation of the house. Also, you may want to extend any drainage pipes further away from the foundation if you aren’t certain that the water will be far enough from the basement walls.

Make sure any trees and shrubbery is kept neat and cleaned around the house. By allowing plants to grow wild will prevent the sun from reaching the ground and thereby drying any standing water beneath the plants.

Next, you’ll need to inspect the house itself, especially the basement area. Be sure to inspect your basement’s walls and make sure that you don’t see any cracks. If you do find cracks in your basement foundation you’ll need to make sure they are properly sealed with caulk.

If you have a history of basement flooding in your home, any items you have stored in the basement should be kept a few inches off the ground. The same should be done for any appliances like a washer and dryer, or refrigerator. If the basement gets flooded these items will get rotted or rusted and contribute to the problem.

If you don’t already have a sump pump installed in your basement you should look in to having one installed. Sump pumps remove water that forms in the basement and drain it in to an area where it won’t cause much damage. Also a dehumidifier will help keep the air dry and absorb some of the moisture that could potentially flood the basement if condensed.

As you can see a lot of these tips are very simple and can do a lot to prevent flooding in your basement. With a little upkeep on your property and some minor adjustments to your basement you can prevent serious water damage from basement flooding.

Ronald Dwyer is an independent insurance agent licensed in Michigan for Home - Auto – Business Insurance. Data for the 2009 calendar year will be available from the ATPA in February 2011).

Auto thefts in Michigan in 2008 declined by 14.6 percent from 2007. In 2008, 35,467 vehicles were reported stolen in Michigan, compared to 41,510 in 2007.

From 1986 (the year of ATPA's inception) to 2008, Michigan auto thefts dropped by approximately 51 percent, compared to a decrease in auto thefts nationally of only 22 percent. In 2008, Michigan maintained its ranking as the state with the sixth highest total motor vehicle thefts in the nation.

In 2008, Wayne County topped the list of Michigan counties with the highest reported motor vehicle thefts at 59 percent (20,950 thefts). Macomb and Oakland Counties accounted for 8.84 percent (3,134 thefts) and 8.31 percent (2,949 thefts) of Michigan's motor vehicle thefts, respectively.

The 2000 Dodge Caravan topped Michigan's list of most stolen vehicles in 2008. Thieves' top color preferences for vehicles to steal were once again black, followed by white and blue.

The months with the highest auto theft figures in 2008 were July, August and June.

Though the city of Detroit once again saw an overall decrease in vehicle thefts, from 19,655 in 2007 to 16,117 in 2008 (-18%), it is still the highest ranking city in Michigan for auto thefts.

Among some of Michigan's other large cities, decreases in auto theft were seen in:

Grand Rapids - From 589 in 2007 to 453 in 2008, a decrease of 23 percent.
Flint - From 1,034 in 2007 to 904 in 2008, a decrease of 12.6 percent.
Southfield - 631 in 2007 to 540 in 2008, a decrease of 14.4 percent.
Lansing - From 357 in 2007 to 333 in 2008, a decrease of 6.7 percent.

Some Michigan cities that saw increases in auto theft in 2008 include:

Westland - From 332 in 2007 to 423 in 2008, an increase of 27.4 percent.
Hazel Park - From 170 in 2007 to 205 in 2008, an increase of 20.6 percent.
Warren - From 1,163 in 2007 to 1,274, an increase of 9.5 percent.
Dearborn - From 801 in 2007 to 835 in 2008, an increase of 4.2 percent.

"The decline in Michigan's vehicle theft is certainly a trend we hope to continue year after year," said Miller. "H.E.A.T. encourages citizens to help make that goal a reality by utilizing its 24/7 toll-free tip line (1.800.242.HEAT) and Web site (www.1800242HEAT.com) to anonymously report auto theft-related crime. Tipsters may be rewarded up to $10,000 for their tip."

About H.E.A.T.

H.E.A.T. works with Michigan law enforcement agencies to follow-up on tips. Tipsters are awarded up to $1,000 if the tip leads to the arrest and prosecution of a suspected car thief or a person suspected of auto theft-related insurance fraud. Rewards of up to $10,000 are issued if a tip results in the arrest and binding over for trial of a suspected theft ring or chop shop operators. H.E.A.T. rewards up to $2,000 for information leading to the issuance of a warrant for a carjacking suspect.

The H.E.A.T. tip line is monitored by the Michigan State Police and funded by Michigan's auto insurance companies.

For a complete insurance review please feel free to give me a call at 248-390-6345 or visit my website at http://www.roninsureme.com/

SOURCE Help Eliminate Auto Thefts

<link rel='alternate' type='text/html' href='http://ronalddwyerinsuranceagent.blogspot.com/2010/02/statewide-auto-theft-continues-to.html' title='Statewide Auto Theft Continues to Decline, but H.E.A.T. While the world is revelling in the peace and beauty of the snow, it could be wreaking havoc on your roof. Ice dams are a blockage of snow that prevents melting water from running off the roof. A poorly insulated attic is the common culprit, as the warm air rises and melts the snow on the roof. This can cause damage to not only the roof, but also your ceilings inside.

When standing water is prevented from running off your roof, it has nowhere to go but down. The water will make its way underneath the shingles and eventually run down your walls and ceilings. Unfortunately, untreated water damage can cause mold from forming and potentially cause a great health risk to you and your family.

The easiest way to prevent ice dams from forming in the first place is to have your attic properly ventilated. This will prevent the snow from melting in the first place. If the dam has already formed, consider removing the snow using various tools or contacting a snow removal professional to eliminate the potential problem.<img style="float:right; margin:0 0 10px 10px;cursor:pointer; cursor:hand;width: 320px; height: 271px;" src="http://2.bp.blogspot.com/_XL8DJwlzdX0/S0dkCCms6RI/AAAAAAAAAC4/Gm0aVmzNm5g/s320/roofice.bmp" border="0" alt=""id="BLOGGER_PHOTO_ID_5424414262412765458" />

The worst-case scenario of course is the roof collapsing. Snow related insurance claims cost millions of dollars, in addition to raising the cost of insurance for homeowners. It is best to look into having the snow removed to avoid these disasters.

There are tools that are specifically designed for removing snow build-up from the roof. These range from snow rakes, snow blades and snow razors. All these tools are designed to slice the snow and pull it down in a controlled manner. Be advised that this is a dangerous task and should only be performed by those with knowledge of snow removal. Calling a professional is ideal and the safest method.

There are measures that can be taken to prevent snow build-up in the future, including venting the attic and clearing the gutters. The worst case would be a new roof to ensure efficiency is maximized. Unfortunately, for older homes, it is more difficult to repair the roof, making snow removal much more frequent

Here are some of the more common ways ice dams can be prevented with the help of professionals.

The first solution is to apply a rubber, waterproof layer to last 8 or 10 courses of shingles on your roof. This does not prevent the ice dam from forming, but it will hinder the standing water from seeping between the shingles. The second option is to install heating cables along the edge of the roof to combat freezing ice. The cables ensure that the ice melts and runs free of the roof. The final solution ensures that the problem ceases to happen, by insulating the attic to prevent warm air from heating the roof.

These methods are all beneficial to preventing the damage of ice dams and snow build-up. However, professional roofers should perform these techniques. Consider calling roofing professionals in your area to do the job.

For a complete insurance review please feel free to give me a call at 248-390-6345 or visit my website at http://www.roninsureme.com .

Winter Safety Tips Driving & Outdoors

<img style="float:right; margin:0 0 10px 10px;cursor:pointer; cursor:hand;width: 320px; height: 239px;" src="http://3.bp.blogspot.com/_XL8DJwlzdX0/Szua07GKXrI/AAAAAAAAACg/c3p7GXyOQl0/s320/DSCN0048.JPG" border="0" alt=""id="BLOGGER_PHOTO_ID_5421096810477936306" />
Winter driving season has arrived. It’s amazing how many motorists have forgotten their winter driving skills during the short summer months. The fact is many crashes occur when motorists do not anticipate the road surface conditions.

Many people get into trouble by assuming the roads will not be slippery unless the temperature is freezing or below. Ice can form on road surfaces any time the air temperature drops to 40 degrees or less and especially in windy conditions. Bridges and underpasses can be especially hazardous, as the ability of moisture to dissipate from the roadway is different, along with varying surface angles. Low or shaded areas and areas surrounded by landscaping can also contributetoo less than ideal road condition issues.

Intersections are also areas that although appear to be clear or only slightly wet are often ice covered and slippery. This is caused by moisture emitting from the exhaust of cars waiting at the intersection, which then quickly freezes on the pavement. It is also recommended that motorists
allow no less than a car-length in front of their vehicle when stopped behind other vehicles at intersections. They should also watch their rear-view mirrors for cars approaching too fast from behind. Often this extra margin of safety will allow drivers to pull forward in the event that an approaching vehicle begins to slide.

DRIVING TIPS
If you do find yourself beginning to slide on snow or ice, DON’T PANIC. Take your foot off the gas and DO NOT hit the brakes. If your vehicle begins to skid, (do not brake) and steer the vehicle in the direction you wish to go.
This technique is used in both front- and rear-wheel drive vehicles. If you must use the brakes, in ABS-equipped vehicles, use a firm, steady pressure WITHOUT pumping.

<img style="float:left; margin:0 10px 10px 0;cursor:pointer; cursor:hand;width: 320px; height: 240px;" src="http://1.bp.blogspot.com/_XL8DJwlzdX0/Szuckg8pXYI/AAAAAAAAACo/tvpgzm3reAI/s320/DSCN5285.JPG" border="0" alt=""id="BLOGGER_PHOTO_ID_5421098727604051330" />If your car is not equipped with ABS, gently pump the brake pedal without locking up the brakes Four-wheel-drive enthusiasts are reminded that although a four-wheel drive vehicle provides some additional traction in non-ideal weather conditions, drivers of these vehicles should take the same precautions as if they were driving in a non-four-wheel vehicle.

VEHICLE MAINTENANCE
Just as important as good driving skills, however, is preventative vehicle maintenance. Motoristsneed to make sure their vehicle is in good mechanical condition as weather conditions can cause unwanted vehicle issues.
𐂾 Make sure antifreeze is at the proper level
𐂾 Install new wiper blades and fill the washer reservoir
𐂾 Keep an extra bottle of washer solvent in the vehicle
𐂾 Make sure your battery terminals are clean and if the battery is more
than three year’s old, have it tested by a qualified technician
𐂾 Check your tire treads. Don’t assume your tires will make it another winter. Here’s a good tip, take a penny and stick it into the tread (head first), if you can see Lincoln’s head, it’s time toinvest in new tires. You should also check your tires air pressure monthly using an accurate pressure gauge. The correct PSI for your tires is located on your vehicle’s tire information
label, usually found on the technical information sheet located on the inside of your driver’s side door. You must open the door to view this information. Or look in your owner’s manual. At the very least, get your tires checked at a reputable tire dealer.

EMERGENCY SUPPLIES
Unexpected events can and do happen. By having an emergency kit prepared ahead of time and in your vehicle, you can increase your chances of arriving at your destination safely. Items in your emergency kit should include but are not limited to:
𐂾 Warm clothing, boots, stocking cap, gloves or mittens
𐂾 Flashlight with fresh batteries and flares
𐂾 Small shovel, sand or kitty litter
𐂾 Blankets
𐂾 Fresh first-aid supplies
𐂾 Drinking water, candy bars or other nutritious snacks
𐂾 Small candles and matches to light them with. A single lit candle can provide warmth for four hours.
𐂾 A charged cell phone or other communication device

Frozen car locks can also be a real safety issue. Carefully heating the end of a key with a match or a lighter will work most of the time. A squirt of de-icer spray that you can purchase at most gas stations and store it in your glove box is another quick method.

HOW DO I JUMP START MY BATTERY?𐂾 Safety Tips
- Batteries contain explosive gases. Don't strike a light while jumpstarting a car and don't try to jumpstart a damaged battery. Do not jumpstart a battery that is frozen.
- Batteries contain sulfuric acid. If any gets on your skin or in your eyes, flush with water and get medical help immediately. We recommend that you wear eye protection, such as ANSI* approved safety glasses or goggles or a face shield.
- Never lean over the battery when making a connection or disconnection.

Before you begin, you'll need...
- A set of jumper cables
- A vehicle with a good battery that is the same voltage as yours
- To know the difference between the negative and positive battery terminals and the negative and positive clamps of the jumper cables. Positive is indicated by a (+) sign, the words "POS" and the color red; negative is marked by a (-) sign, the words "NEG" and the color black. The colors may vary but are red (+) and black (-) in most instances.

Jumpstarting- Pull the cars next to each so they're not touching and turn off both ignitions.
- Connect the positive clamp of the jumper cable to the dead battery's positive terminal.
- Connect the other positive clamp of the cable to the positive terminal of the battery in the starting vehicle.
- Connect the negative clamp of the cable to the negative terminal of the battery in the starting vehicle.
- Connect the other negative clamp of the cable to the vehicle's engine block, or other metal surface of the car--away from the battery. This metal surface is exclusive of the carburetor or tubing on the car with the discharged battery. This serves as your ground or connection point.
- Make certain all cables are clear of fan blades, belts and other moving parts of both engines and that everyone is standing away from the vehicles. Start the car of the battery providing the jump start; then try to start the car with the dead battery.
- If the car starts, allow the engine to return to idle speed, then remove the cables in the reverse order that you put them on.
- Remove the negative clamp on the ground of the car that needed the jump
- Remove the negative clamp on the assisting vehicle
- Remove the positive clamp from the assisting vehicle
- Remove the positive clamp from the formerly stalled vehicle
- If the car doesn't start, wait a few moments and try again. If it still doesn't start, you probably need a new battery.

* ANSI – American National Standards Institute

Other basic safety tips for winter driving include:
𐂾 Allow extra time to arrive at your destination.
𐂾 Slow down and be alert for other vehicles around you.
𐂾 Allow extra space between you and other vehicles.
𐂾 Always wear your safety belt and ensure others in your vehicle are properly restrained.
𐂾 If you drink, do so responsibly and always hand the keys over to a designated driver. Even one drink can impair your driving.
𐂾 During inclement weather, make sure to let others know your route of travel, and expected arrival time.
𐂾 Cell phones are a great safety insurance against breakdowns and getting stranded.
𐂾 Stay alert and on longer trips ensure you take needed breaks.
𐂾 Watch for road signs, landmarks and construction zones.
𐂾 Never start a vehicle in a closed garage or idle your engine with the windows closed. Carbon monoxide, which is present in exhaust fumes, is almost impossible to detect and can be fatal.

Frost Bite
Exposed skin can freeze within one minute at wind-chill equivalent temperatures below -25 F. Frostbite affects the extremities, such as fingers and toes. If a body part has been frostbitten once, it is more susceptible to frostbite again, even in milder conditions. Redness and a burning sensation are indications frostbite will occur unless the extremity is warmed. Numbness is an indication that frostbite has already taken place. If frostbite is discovered, hold the affected part tightly against the warm skin or another part of the body; (for example place frozen fingers under arm). When thoroughly warmed, keep covered and make an effort to keep area from freezing again.

Hypothermia
Under conditions of prolonged exposure to cold, the body may begin to lose heat faster than it can produce it. A condition called hypothermia begins to develop. The symptoms become very apparent, and include:
uncontrollable shivering vague, slow, slurred speech memory lapses incoherence , immobile, fumbling hands, frequent stumbling, lurching gait
drowsiness, apparent exhaustion

Wind-Chill Equivalent Temperatures
The true effect of winter weather on your body can be deceiving. While the air temperature may not seem too cold, the wind may increase its effect. To find the wind chill, find the actual air temperature in the "Calm Air" column, then look for the corresponding value under the column closest to the current air speed. For example, if the actual air temperature is 20 degrees Fahrenheit, a wind speed of 30 mph makes the air feel like -18 degrees.

Visit my website http://www.roninsureme.com for more useful information and how to get a free home, auto and/or business insurance quote.

When should I review my home insurance policy?

It is always important to know what your home insurance policy covers. Here are four events that should trigger a review of your homeowner's policy.

1. When the homeowners policy comes up for renewal. While it is tempting to pay the renewal immediately, this is a perfect time to review your homeowners policy and contact your insurance agent with any pertinent questions. Some examples of these home insurance renewal questions include:

Am I receiving any and all discounts available to me?

Should I begin to comparison shop with other providers?

Has my home insurance provider made any changes to my coverage?

Does my homeowners policy include separate deductibles for certain risks?

Can I raise my deductible to save money?

Have I adequately insured all of my personal possessions?

Do I need to increase coverage for liability or structure reasons?

Should I comparison-shop for a cheaper rate?

2. When you make major purchases or alterations to the home. Building that deck? Got that big screen TV? Making new purchases or adding improvements to your house is usually a great time to look at your home insurance policy. A perfect example of major improvements includes adding or expanding a room, such as a kitchen or bathroom.
Additionally, if you or a member of your family has received an expensive gift, such as artwork, a computer or even an engagement ring, talk to your agent about either increasing the amount of insurance you have for your personal possessions or purchasing a floater/endorsement for these items.

3. When you've made your house safer. Installed a fire or burglary system in your home? You may qualify for a new discount. Other examples include upgrading your heating, plumbing or electrical systems.

4. When someone moves out, or in. Obviously, when a marriage or divorce occurs, your homeowners insurance is affected, as these people take their belongings with them. However, other circumstances may also affect your homeowners insurance, such as when post-college children return home. And you may need additional coverage if there is a sizable increase in the value of the belongings in your home, such as new jewelry or fine arts.

Feel free to contact me with any insurance questions you may have or if you would like a homeowner insurance quote at 248-390-6345 and visit my website at http://www.roninsureme.com/ .

Questions About Auto Insurance in MI

We know citizens of Michigan are doing their best to abide by the state law and carry the required amount of auto insurance. We also know they are trying to find ways to cut back on expenses and save money wherever possible. Perhaps the suggestions below can help the drivers of Michigan not only save money on their policies but move forward in their understanding of insurance and get closer to full coverage.

Can I Save Money On Required Liabilities?
State legislation has declared a minimum requirement of coverage that must be purchased by every driver on the road, which is personal protection insurance for $1 million, personal injury protection, residual bodily injury for $20,000 per person and $40,000 per accident, and finally $10,000 in property damage liability. Combined, these mandatory coverage types will pay for the other party’s property damage, their medical bills, and your medical bills. There is no way to lower the amount that is required to be carried because it has been said as being mandatory by the state.

It should be noted the liability limits required by the state were mandated by law well over 30 years ago and have not kept up with the true cost of inflationary expenses especially medical insurance. In today's world I recommend that no driver carry less than $100,000 per person and $300,000 per accident, and finally $100,000 in property damage liability. The ideal coverage for all drivers should be $500,000 per person and $500,000 per accident, and finally $500,000 in property damage liability, In addition, I recommend an optional umbrella liability policy that would provide additional liability coverage above your automobile insurance limits should you exhaust the limits on your automobile policy.

Most insurance company's encourage drivers to carry the minimal suggested liability limits of $100,000 per person and $300,000 per accident, and finally $100,000 in property damage liability. Those that carry less coverage may actually see a surcharge on their policy negating any savings from lowering their liability limits.

What Coverage Is Necessary For MI Drivers?
As mentioned earlier, all drivers who live in Michigan must purchase personal protection insurance, personal injury protection, residual bodily injury liability, and property damage liability. Any other coverage is extra and can be added on to the policy for a price.

What Coverage Is Available In Michigan?
Each insurer in Michigan offers different coverage options so it’s best to check with your current insurer or prospective insurers to see what is offered. As a general rule of thumb, most insurers offer coverage types that will give the policyholder and members the ability to expect the insurer to pay for their accident related medical bills and property damage. There are also other add-ons that will cover rental cars or help with paying for a rental car when your vehicle is in the shop because of an accident. Options regarding towing services are also available. Figure out what you coverage you need to properly protect your assets and policy members, know your budget, and decide what coverage you can afford.

Where To Find Cheap MI Coverage
The best place to find coverage for Michigan drivers at a low price is right here at roninsureme.com. Or are you a new homeowners, maybe under the stimulus package, and you need to find a policy to satisfy your lender? Since your home is probably your biggest asset, and since policies will represent part of the cost of that asset, it is essential to educate yourself about homeowner’s insurance.

Think about the things that a good policy must cover. It is obvious, I think, that the actual home will need to be protected. But also consider any outside structures. If a visitor to your home claims injury or damage, you will be happy to have liability insurance. You also have the contents of your home, like tv sets, computers, and jewelry, and those may be worth many thousands of dollars to replace. Finally, consider how you would find a place to live if your home was damaged and needed to be repaired or rebuilt.

We are concerned with finding the best homeowners insurance rate deals, but also with finding the best coverage. Please be patient so you can understand your policy when you do buy it. I would hate for anybody to save twenty dollars on premiums, only to find they did not buy good coverage.

House Coverage – This protection extends to your actual building. You will probably need to cover it for the cost of rebuilding, and not just the value of the home. There is a difference, and it is especially true for older homes. A $150,000 house that is 25 years old may cost a lot more than that to rebuild from scratch!

What is Outside the House? Most homes have other structures outside that can cost a lot to repair. Fences, landscaping, decks, etc. are some examples of this.

Liability – If a visitor to your home claims injury, you could be sued. Make sure your insurer will back you up!

Relocation – If you cannot stay in your home because it needs repairs, an insurer can help you out.

Personal Property – Do not neglect to cover your belongings. Just like the building, you probably want to cover them at the replacement cost, and not just the value. Your tv set may only be worth $100 at a second hand store, but may cost you $500 to replace!

I hope you understand the basics of normal home owners insurance policies. Now it is time to look for a good rate on that policy.

Insurance rates are local, but beyond that, different companies offer their own premium schedules, and their own discounts. One insurer may reduce their premium for customers who also cover their car with them, but they do not all do this. Another may cut 10% for installing a burglar alarm, while another may cut rates fifteen percent. It is important to find the best insurer for a person like you.

Feel free to contact me with any insurance questions you may have or if you would like a homeowner insurance quote at 248-390-6345 and visit my website at http://www.roninsureme.com .

Prepare Your Home For Winter

Preparing for winter is best done a few weeks before the season gets underway. Winter preparation checklist includes winter clothes, fireplace, hot chocolate, and one more thing – house repairs.

The cold season usually takes its toll on homes. Hence, it is wise to do some minor renovations ahead of time so as to enjoy a hassle-free winter.

To avoid unnecessary costs, follow the succeeding tips:

House should be kept warm during the winter season. Home temperature must not fall below 65 degrees as this would cause the pipes to freeze and eventually result to other problems. This can be achieved by adding weather stripping to windows or setting up storm windows. Also, all gaps must be closed.

Make sure that the heating system is functioning well. Before youstart using the fireplace, have your chimney cleaned by a professional.

Check whether the roof is intact. Loose shingles must be repaired. Gutters must be cleaned and overhanging tree limbs must be removed. Also, it will be extra helpful to put a screen at the top of the fireplace to be free from falling fragments.

Familiarize yourself with your pipes. You may find additional strategies to reduce your home insurance premiums or get more features to protect yourself from losses in case of disasters.

It is most probable also that you already have a home insurance from a certain company and it is up for renewal. If you have been with this insurance firm for many years, check if you can get a substantial discount for being a loyal customer. Just make sure that this insurance firm is financially stable by checking its financial condition at the web sites of rating firms such as Standard & Poor’s, your state insurance commission and the National Association of Insurance Commissioners.

Compare also price ranges using online insurance quotes, consumer guides and the web sites of other insurance firms to see if your insurance firm is giving you a great price. But make sure that when you are comparing prices, you also consider features and services. A certain home insurance may be cheaper, but it has certain separate deductibles.

One of the ways to reduce your premium is to make your house more resistant to disasters. Ask your insurance firm what it is looking for when it is considering disaster prevention features. You may have to add storm shutters, replace or reinforce your roofing materials or modernize your plumbing systems to prevent water damage.

Another is to check if your firm considered your credit rating when it priced your insurance. It may have found something that was erroneously included in your credit report. A good credit report is also beneficial in other aspects of your life, so maintain your good credit record. Keep your credit card balances low and make your monthly payments on time.

You can also get at least 5 percent discount for improving your security and safety systems, such as installing a burglar alarm, smoke detector or deadbolt locks. There are other safety systems such as sophisticated sprinkler systems linked with monitoring stations, but these are expensive systems. They may get you added discounts but you may have to make big investments.

Before you buy a home, check the Comprehensive Loss Underwriting Exchange report for the house. This report shows you the claim history of the house and can help you check out the problems or disasters that the house has undergone.

Feel free to contact me with any insurance questions you may have or if you would like a homeowner insurance quote at 248-390-6345 and visit my website at http://www.roninsureme.com .

Berkfield & Co Ltd./Waterford Insurance Agency Garden Project

This past summer my agency the Berkfield & Co.
